The home for the new residents on Am Teilsrain adds a climate-positive “urban village” to Wörthsee, which also benefits the neighbourhood. The six new buildings are loosely arranged so that residents can make use of the spaces in between. In addition, there is a usable green space that is cut into the permeable square. The development continues the existing densification of the neighbouring multi-storey residential buildings.

The buildings with 15-degree flat pitched solar roofs blend into the local context. Each of the buildings has at least one communal or neighbourhood function. Almost all of the flats are barrier-free. There are also two wheelchair-accessible flats on the ground floor. All buildings are based on the same construction grid with three different floor plan types.

The buildings are constructed in timber, are reversible and recyclable and can also be clad in clay if desired. The building envelope corresponds to the passive house standard with an insulation thickness of approx. 30 cm. The load-bearing timber panelled walls are comparatively slim and particularly economical. Regional straw is used as an approved blown-in insulation. The external façade cladding made of European larch is ventilated.

A holistically harmonised energy and sustainability concept ensures a CO2-neutral supply for the entire residential complex. In combination with the efficient envelope constructions and the properties of the natural building materials, a house with a high level of indoor comfort is created with minimal energy consumption. All roof surfaces are designed entirely as photovoltaic roofs, whose electricity is used to power the buildings themselves, operate the heat pumps and provide e-mobility in the neighbourhood.
