I love living in Daly City and has by far been the best experience at an apartment, The management by bancalSF is amazing especially kelli smith and her team. They make sure that all issues are handled very promptly and the property is always super cleaned and well maintained. I would highly recommend any bancalSF property to anyone and everyone I know. I will be extending my lease with them and plan on living here for a long time.

The property managers have been very defensive and rude since they started managing our building. I have an issue with a vent that is rattling at night that is causing me emotional distress. They did not send anyone out to look at so I'm stuck dealing with this over my birthday weekend. I was promised to be called back by the on-call manager, but that never happened. The attorney for this company apologized for how the employees were communicating with me. I would never recommend this company to anyone.

Not a fan! They take forever to fix resident's requests, and then they argue with you and blame you for the problem!

Leo...you are citing inaccurate information. The complaint you filed with the DRE years ago is complete and settled and no criminal or fradulent activty was found as that is not how I operate. I am not sure what more you want from me at this point but we have not worked together in 4 years and I am asking for you to please move on from this fixation you have on myself and my company. If I can help you in some way to do so, please let me know.
Apr 13, 2022Previous review6 months later, Bancal is still under investigation for fraud by the Department of Real Estate (DRE). Not surprisingly, Bancal has told my HOA Community that they will be ending their "services" to my Building. If you have any questions regarding Bancal's business practices contact the DRE to confirm. The inspectors name is Jas Jaswal - Special Investigator - Enforcement Division at the California Department of Real Estate.
Jan 20, 2022Previous reviewJanuary 20, 2022 and the HOA and Bancal has done nothing to repair the damages to the interior of my Condo Unit nor have they taken responsibility to have the HOA Master Insurance Policy call me to discuss next steps. Tammy, acts very diplomatically on Yelp; but she is not professional. She claims that 10 years of running the 2299 Sacramento HOA is credibility to her success, is a flat out joke, as many homeowners are totally unaware of the hundred of complaints and problems associated with 2299 Sacramento. In fact, Bancal does not encourage HOA Board to make available complaints from other homeowners or bad occurrences in the building. SO of course Ignorance is Bliss - GOOD JOB Tammy!

Nov 3, 2021Previous reviewI'm surprised to see how much Tammy (Bancal Owner) cares to respond on Yelp. She has never responded in the past 8 years to any of the below complaints either through text/phone or email.... lets see if she responds on Yelp? I bet 90% of the positive feedbacks are from people she's incentivized to leave a positive feedback (common practice in the corrupt property management world). Full disclosure: I have owned my condo in Pacific Heights since October of 2005 and Bancal has 'managed' it since April 1, 2011. In total, I have owned it for 16+ years and I have had to endure 10 years of miserable service experiences with Bancal. But the most recent events take the cake!
First of all, this is the worst property management company I have experienced in the last 25+ years - And I started my real estate profession in 1997 in San Francisco. Unfortunately, Bancal highers property managers who have minimal experience in home repairs, their employees for my building have never been on longer than 8-12 months, they let the plumbers leave work uncompleted and leaky - and most importantly they don't pull permits even when SFDBI requires them to get it. Bottom line Bancal has a history of hiring employees and workers who are inexperienced at fixing problems and doing work without permits.
In 2020-2021 without my approval or notification they made numerous repairs (from my neighbor below's ceiling) on my bathroom shower-pan and in one case they made 4 pluming 'repairs' for the same problem on different days. All work was done out of sight and with zero updates from Bancal. The plumber each time charged for every visit as if it was the first time he was 'repairing' - total insanity and Bancal allowed this to happen and never bothered to enact the Warranty Clause in the repair agreement. Instead, they wanted me to foot the bill. How did they try to bill me you ask???
Well, Bancal waited 18 months after the so called repair to bill me on EXACTLY the day my HOA were deducted electronically from my bank account (thankfully I put a stop order and the FDIC is investigating). How much you ask Bancal tried to deduct from my bank account??? TEN THOUSAND DOLLARS plus my HOA Monthly Dues!!! That's the Bancal way. Bancal/Tammy provided ZERO prior invoice, ZERO Pemits, and ZERO emails to update me on such an important matter especially given the $10,000 price tag for the plumbing 'repair job.' That type of billing practices and lack of communication is called FRAUD, and they acted like this was normal and 'professional.' Then shortly after being notified of their illegalities they hired an attorney and my insurance got involved and told Bancal ' you have not provided pictures of before and after repair, your "damages" are 'highly questionable,' and they are "denied." Bancal never apologizes for any mistakes they do, instead they look to blame you and hire an attack dog/aka an attorney to harass and line their pocket book from the HOA till. Remember - if they can't blame you, they'll hire an attorney to hide their wrong doings and Bancal and their attorneys laugh all the way to the bank, because at the end of the day, the HOA pays these fees without question. Bancal never takes responsibility for their wrongdoings and they are not "professional." And the HOA community inevitability has to pay for their ill advice; these malfeasants ie. Bancal/Attorneys - give a Condo HOA a bad reputation and 2299 Sacramento St Condo Association is unfortunately on a down ward spiral.
As if the prior incident wasn't enough, most recently on October 21, 2021 there was leak in the roof which caused damage to my unit (picture attached), and 14 days later, they can't get anyone to air out the attic!!! I strongly believe it's because the industry has caught on that Bancal is problematic They hire 'repair men' without supervison and most recently left heavy metal items on the roof that caused damage to my unit ceiling and walls (pictures attached). There are at least 4 places where they can access the attic to vent it out, but they have all kinds of ridicules excuses for why they can not get a fan and an extension cord to dry the attic. If you are thinking to hire them for any services... just remember what I have written, none of this is an exaggeration of the events that happened. Steer away from them at all cost.
And as if that wasn't enough, I can share several more miserable encounters with Bancal: My Tenant needed to get keys to the main building, and it took them over 3 weeks to get them a key to access the building premises!!! Bacal reps. are full of excuses but claim professionalism LOL!!! You have been warned, and don't forget to read the hidden Yelp reviews on Bancal. And go check out San Francisco Superior Court online lawsuits (search by Case Name) for Bancal and MCNAUGHT, TAMMY the owner.
Sadly, I can go on with more problems such as getting my Deposit Refund on move out fees which took months to get back. Unbelievable.. (I will update - Audrey S.Los Altos, CA041Mar 25, 2024

Loved my apartment and loved my time with BanCal! I was sad to go but had to relocate for work. Mariah R. my Asst. property manager I worked with the most was always quick to respond to any of my questions or concerns. My fridge broke down shorty after I moved in and with out hesitation, Mariah was quick to send someone out to check it out and then have it replaced quickly! Luisa D. my other Asst. property manager I worked with was always kind and respectful when visiting my apartment when ever we had any building maintenance needs going on. Overall communication with BanCal was always 10/10 and everyone at the office I ever interacted with was always friendly. I also appreciate that they took really good care of my building and made sure that the safety and needs of all the tents were always met. They also had someone come out once a week to clean all the hallways and common areas which was really great.

I lived in a Bancal property for 3 years and it was amazing. The staff is extremely friendly and very timely with their responses. They made the move in and move out process very easy and quick! Wish they were the owners of my new spot they are the best.

BanCal Property Management makes renting easy! Kelli was our property manager for 3 years in Russian Hill and was great to work with! She always provided quick responses to any questions we had and promptly helped us solve maintenance issues we faced. She was professional and polite. Kelli and team made moving in and out really easy.
