Versatile family home in Pinelands, Cape Town, up for auction

A versatile, large thatched family home in Pinelands, Cape Town, is being brought to auction.

Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, says the house, located at 18 Forest Drive on a 1 058sqm stand, is zoned in such a way that it opens up to a multitude of uses - from a home to a B&B establishment or a place of worship.

First and foremost, Jovanovski says it is a home, and comprises three bedrooms, one bathroom and one en suite bathroom, a big loft with exposed beams ideal for an entertainment area, formal lounge, dining room, family room, bar area, breakfast room and a huge open-plan kitchen.

Just outside is a large, well-maintained garden with a terrace overlooking a big pool. You’ll also find a vegetable patch to grow your own organic food, a long driveway, and an office/yoga studio at the back of the garden.

Jovanovski says the property is zoned as single residential zone 1, which allows for conventional housing with its primary use as a dwelling house. However, additional use rights include a B&B establishment or home childcare.

On top of that, its consent uses are as follows: utility services, place of instruction, place of worship, house shop or an institution such as a halfway house.

The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 28 June 2017 at 12h00.

“The reserve price is R4.3 million, however, all offers will be reviewed, so please don’t hesitate to bid,” says Jovanovski.

The seller is registered for VAT, and as such, transfer duty is not payable. Rates and taxes are R1 760 a month.

In following with the terms of Rawson Auctions has laid out, Jovanovski says there is no registration fee to bid. However, 5% of the purchase price as deposit, as well as 10% commission plus VAT over and above the purchase price to be paid to Rawson Auctions by the buyer on acceptance of seller.

Bidders are required to be registered, and must have certified copies of their identity documents and proof of residence with them.
