Carso II – Office Building achieved LEED Gold® certification in 2016. Located in Polanco in Mexico City, this building forms part of the mixed-use and cultural complex known as Plaza Carso. The architectural project was developed with the goal of achieving a sense of community while maximizing space usage, through efficient and functional areas, that can meet the needs of both, large corporate and small businesses. The building consists of 54,400 m2, divided into 17 levels of 3,060 m2 with 6 underground parking levels. The project’s sustainability targets were:

• Ensure energy minimization through design, efficient systems and efficient operation. Plaza Carso has a district cooling that provides services to this and other commercial buildings including a retail mall. This strategy creates an overall performance achieving 15% energy savings when compared to ASHRAE’s baseline.

• Provide ongoing accountability of energy consumption over time, through a Measurement & Verification (M&V) plan, developed and implemented to evaluate actual energy consumption and compare it with the baseline consumption. There is a M&V plan for both, the base building and tenant sub-metering.

• Water efficiency through low consumption water fixtures and landspacing, and a waste water plant that reuses water for WC’s, urinals, and irrigation. These strategies achieve 42% water savings when compared to typical buildings and a total 94% potable water use reduction.

• Stormwater management with the capacity to manage the runoff for a 100th percentile rainfall event and to clean water before infiltrating it into the groundwater level.

In addition, Carso II- Office Building took several innovative steps in the design of the building by instituting several programs. A Low-Impact Exterior Hardscape Management Plan was written to serve as a guideline for all the facility’s staff and contractors responsible for performing site maintenance activities associated with maintenance equipment, cleaning of building exterior, powered equipment, chemical fertilizer use, and removal of landscape waste.
